INTRODUCTION

Designer Flowers by Rodgers was established by our client’s family in 1911. The business was the first florist in the North of England to join the founder members of Interflora in 1923 – they are still one of the largest representatives of the international Interflora brand in the UK. Designer Flowers by Rodgers has developed on this same site from market gardeners to wholesalers to floral specialist now offering a full range of products and services including pop up shops, event design & décor and funeral/memorial items.
It has become very well known in this area and sector with a strong base of regular customers in place. This impressive customer base includes blue chip companies and corporate clients. LOCATION

Designer Flowers by Rodgers occupies a main road trading position in a bustling area of West Didsbury. The area is well populated commercially with neighbouring businesses including independent retailers as well as large multiples such as Premier Inn and Siemens. There are also a number of amenities nearby including hospitals, supermarkets, schools, and parks. The area is well linked by the M60 and the M56, with very strong public transport links including the Manchester Metro Link and parking is available in the immediate area.

REASON FOR SALE

The business is ideally suited to a hands-on owner-operator but due to our client’s retirement plans, the business is offered for sale. This presents an excellent opportunity for a new owner-operator or team to take the business to the next level.

LEASE

The buildings are available on full repairing and Insure leases (FRI lease). This is the most common form of commercial lease. There has been a rent review in 2022 and the new rent payable is now £27,000 Per Annum plus vat for the shop and warehouse. Previous rent shown in previous accounts was £19,500 for both shop and warehouse. The lease is valid until 14/10/27, with an option to renew. Please note in last year’s accounts, the owner had the expenses of their Chorlton shop, such as rent, rates etc, which are no longer applicable due to the end of lease closure of their shop in July 2022.
